Riverfront site once planned for 14-story condo tower now aims for six-story headquarters

A $25.5 million office and retail building at 1630 Rogers Road could start in January 2027 under a state filing, the first of four phases that would later add three residential high-rises along the Trinity.

A Trinity River site on Rogers Road where developers pitched a 14-story condominium tower two years ago is now headed for a six-story office building with restaurants on the ground floor.

The plans center on 1630 Rogers Road, on the river's north bank across from Colonial Country Club. State licensing records list a "Pearson Grove Office" building of 88,000 square feet, with an estimated cost of $25.5 million. It describes the work as the core and shell of an office building with ground-floor retail, with construction starting Jan. 1, 2027, and finishing March 1, 2028.

The owner is listed as Pearson Grove LLC.

Headquarters for the developer

The architecture firm Design Collective says on its website that developer 2SP Partners selected it to master plan the riverfront site and design the company's headquarters there. The firm describes:

  • about 10,000 square feet of restaurant space on the ground level, with outdoor dining under an existing grove of oak trees
  • a building with two wings that angle apart toward the west, with a covered drop-off under one wing and a covered patio under the other
  • a lawn set back 75 feet from the riverside hike-and-bike path, with a performance stage, bars and fire pits for events

The firm says the office building is the first of four phases, and that the later phases would add three high-rise residential towers with riverfront outdoor space for tenants and the public.

From condos to offices

The Fort Worth Star-Telegram reported Thursday that 2SP Partners filed paperwork with the city's Urban Design Commission in March for a building with four floors of offices, one floor for a restaurant with a patio and an amenity floor with a terrace. The paper said the project had not appeared on a commission agenda since then.

In 2024, the developers went to the same commission for a variance to build the 14-story condo tower, plans that included a garage, a pool, a pickleball court and access to the Trinity Trails, the Star-Telegram reported. Design Collective and 2SP Partners did not immediately respond to the paper's requests for comment.
